   Mollak service-charge filings

   All filings on file for the comparable building set, oldest to newest, with reference numbers.

   Handover delivery track

   Project-by-project, promised vs delivered, in months. The single best read on developer schedule discipline.

   RERA registration extract

   Trakheesi project number, escrow account, registered units, units sold, sales velocity vs the developer prior.

   Escrow balance

   Live audited balance with as-of date when on file; explicit "not on file" otherwise. Drawdown release pattern noted.

   Risk register (12 to 18 lines)

   Across 6 categories: regulatory, market, developer, building, financing, exit. Each row gets likelihood, impact, combined score, and a mitigation note.

   Exit strategy (2 horizons)

   3 to 5 years and 5 to 10 years. For each: channel, gross uplift range, transaction cost stack, net IRR range, and the conditions under which the strategy fails.

    Comparable analysis

    The 3 nearest projects scored side-by-side across the 7 Oliva dimensions, with cited DLD transaction depth on each.
