How Oliva produces AI-generated content using Anthropic Claude, the audit-log retention, and the verification responsibilities that apply. AI-generated content is informational, not investment advice.

This disclaimer applies wherever the Oliva platform produces user-visible content using artificial-intelligence systems, including (but not limited to):
The AI features are operated by Oliva Real Estate Technology LLC (8 The Green, Ste A, Dover, DE 19901, EIN 32-0830351), the SaaS entity, wholly owned by Javier Sanz Alvarez.
1.1 The content is generated, in whole or in part, by artificial-intelligence systems, currently the Anthropic Claude API. The model and version used are recorded against each generation in Oliva's audit log.
1.2 AI-generated content is produced from a combination of (a) the user's investor profile and inputs, (b) Oliva's verified data sources (including Dubai Land Department records and other licensed sources), and (c) the underlying model's training data.
1.3 Wording in the memo footer. Every AI Investment Memo carries the following disclaimer in the footer: "This memo is generated from Oliva's verified Dubai Land Department-sourced dataset using Anthropic Claude. Verify all figures against source data before transacting. AI-generated content is informational, not investment advice. Audit log retained; you can request the raw context that produced this memo."
2.1 AI-generated content on the Oliva platform is grounded in Oliva's verified, Dubai Land Department-sourced dataset using a retrieval-augmented generation architecture. The retrieval step pulls relevant data points from the dataset and supplies them to the model as context.
2.2 The architecture is designed to reduce, but does not eliminate, the risk of incorrect or unsupported statements. Errors are still possible, including:
3.1 The user is responsible for verifying every figure, data point, and material claim in any AI-generated output against the source data before relying on the output for any transactional or investment decision.
3.2 The Oliva platform makes the underlying data points visible to the user wherever practicable. Where a figure or claim is generated by AI, the user can request the underlying retrieved context that produced the output by emailing hello@joinoliva.com. Audit-log requests are reviewed and provided within a reasonable period.
3.3 Do not rely on any AI-generated content as the sole basis for any property purchase, sale, hold, or investment decision. Always corroborate with the source data, the relevant Sale and Purchase Agreement, independent professional advisors, and your own analysis.
4.1 Each AI-generated output displays:
4.2 If you view an AI-generated output more than thirty (30) days after the data refresh timestamp, treat the output as potentially out of date and request a regeneration with current data before relying on it.
5.1 AI-generated content is informational, not investment advice. It does not assess the suitability of any property for the user's individual circumstances. It does not constitute a recommendation to purchase, sell, or hold any property or financial instrument.
5.2 No yield, return, appreciation, or other investment outcome is guaranteed. Past performance referenced in any AI-generated output is not a reliable indicator of future performance. Forecasts and scenarios in AI-generated outputs are projections, not predictions.
5.3 The user should obtain independent legal, tax, and financial advice from qualified, independent professionals before any transaction.
6.1 Oliva retains, for each AI-generated output:
6.2 Retention. Audit-log records are retained for twenty-four (24) months from the date of generation, in line with PDPL data-minimization principles and customer-service and compliance use cases.
6.3 The user may request a copy of the audit-log record for any specific AI-generated output by emailing hello@joinoliva.com. Oliva will respond within a reasonable period subject to identity verification.
7.1 AI-generated content may contain factual errors, omissions, ambiguities, or statements that are not supported by the retrieved context. Oliva uses reasonable efforts to mitigate these risks but does not warrant that any AI-generated output is free of errors.
7.2 The user must not rely on AI-generated content for legal interpretation, regulatory analysis, tax computation, or any other determination requiring qualified professional judgement.
7.3 AI-generated content is not a substitute for reading the underlying Sale and Purchase Agreement, the payment plan, the developer's RERA registration, the escrow arrangements, the building's service-charge schedule, or any other binding document.
8.1 EU AI Act classification. The Oliva AI Investment Memo feature is, in our view, a limited-risk AI system under the EU AI Act (Regulation (EU) 2024/1689). Transparency obligations applicable to limited-risk AI systems are met by:
8.2 Oliva will adapt its labelling, disclosures, and audit practices as the EU AI Act, US federal or state AI rules, and equivalent regulations evolve.
9.1 AI-generated outputs are licensed to the user for the user's internal use during the subscription term. The user may not redistribute, sell, sublicense, or commercially exploit AI-generated outputs. The user may not use AI-generated outputs to train any machine-learning or artificial-intelligence model without Oliva's prior written consent.
9.2 The user grants Oliva a non-exclusive license to use prompts, inputs, and feedback to improve the platform, subject to the Privacy Policy and applicable data-protection law.
9.3 No Anthropic training. Anthropic is a sub-processor under a written Data Processing Addendum that prohibits use of Oliva customer data for model training.
10.1 Oliva may change the model used, the retrieval architecture, the format of outputs, or this disclaimer itself, as the platform develops. Material changes are notified through the platform.
10.2 The disclaimer that applies to any AI-generated output is the disclaimer in effect at the time of generation. The disclaimer in effect at any given time is shown alongside the output.
By using any feature labelled as AI-generated on the Oliva platform, you confirm that:
A timestamped record of your acceptance is retained in Oliva's audit log.
