A typical Dubai listings portal is a paid-placement directory. The brokerage that pays the most for a slot ranks first, the listing copy is whatever the brokerage chose to write, and the price is whatever the brokerage chose to advertise. The portal earns its revenue from the brokerage, which means the incentives sit with the brokerage and not with the buyer. Oliva runs on a different model. We score every project in the catalogue against the same six-dimension methodology, we publish the score before any commercial relationship, and we list developers and projects we did not place a deal with alongside the ones where we did. The score is the same in both cases. A project we have no commercial relationship with can rank above a project we do, and frequently does.
The marketplace also surfaces information that listing portals do not surface. We publish the asking price against the transaction comparable for the building over the prior twelve months. We publish the gross yield against the net yield once service charges, cooling fees, and a vacancy allowance are netted out. We publish the developer's track record on handover dates so a project from a habitually-late developer carries that risk visibly on the card. None of those numbers come from the developer or the seller. They come from DLD transaction data, RERA escrow records, and Ejari rent contracts, which are public records the brokerage industry has access to but rarely surfaces on listings.
For a buyer, the practical implication is that the ranking on this page is the ranking the analyst desk would give you on a paid call.
