Your advisor
Seen a Dubai project that caught your eye? Bring it to the session. We price it against registered Land Department transfers, answer the questions you actually came with, and say whether it fits what you are trying to do.
Your advisor is one named person, not a coach assigned from a pool. He is the RERA-registered broker who signs the work, and both licence numbers are on this page so you can check them before you speak to him.

Javier Sanz
Founder and CEO. He runs the session and signs the report.
I hold the licence. I sign the report. I am the person you speak to.
Sessions run in English or Spanish, online. You do not need to be in Dubai, and you do not need to come to an office.
A row of faces gives you a choice of who to talk to. It does not tell you what any of them is licensed to do, what they put their name on, or how they are paid. Those three answers are the reason this page carries one name.
Brokering a Dubai property transaction means registration with RERA and a Dubai Land Department broker card. Coach, consultant and client manager are titles a company gives itself. Broker is a registration the regulator gives, it carries a number, and the number is above.
The person who takes your brief is the person who writes the underwriting, signs the recommendation and is still on the file at DLD registration. The advisory work is not split between a qualifier, a closer and an after-sales team, so nothing about your position has to be explained twice.
You pay Oliva AED 30,000, including VAT, in three stages: AED 6,000, including VAT to begin the search, AED 12,000, including VAT on the reservation form or the SPA on off-plan or on the Form F MOU on resale, and AED 12,000, including VAT on DLD registration. The schedule is the same on both paths. Any commission a developer pays on your purchase is received and rebated to you in full.
The underwriting report ends in buy, negotiate or do not buy. It is allowed to end in do not buy, including on projects whose developer pays us. One signature carries all three verdicts, and that is the one that can cost us the sale.
The underwriting report is free on every path and is not credited against the fee, so there is nothing to double pay.
The reach a larger team is meant to buy you sits in the data, and the data is the same in every session.
Dubai projects in the catalogue, each one placed against its own area, its own building and its own unit type before it is compared with anything else.
Every unit in the index carries a price you can hold against a registered transfer rather than against an asking price on a portal.
Plus 2,181,964 Ejari contracts behind the rents and Mollak filings behind the service charges. Every figure on the call names the register it came from.
You leave the session with a signed underwriting report on a specific unit.
Bring a project if you have one in mind. Bring a budget and a timeline if you do not.
The session costs nothing, and the person on it is the licensed broker who will sign your report and carry your file to registration.
Clients invest from AED 400,000. Most invest between AED 1.2M and AED 2.5M.
