Most Dubai brokers are paid 3 to 8% by the developer. We receive that commission and rebate it to you in full, on every unit you buy. Across a mandate covering several units it is the largest single line in the arithmetic.
The structure
A private mandate is the same service, widened. You set the budget, the yield target and the timeline once. We build the shortlist against it, underwrite each unit on its own comparables, and buy the ones that clear. Every title is registered in your name, so you can sell one unit without touching the others.
You state the gross yield the portfolio has to reach and the handover window it has to fit. Every unit on the shortlist is tested against that target on registered Dubai Land Department transfers and filed Ejari rents. A unit that does not clear it does not reach the list. We do not forecast a return for you and we do not publish one.
Find, buy, handover, rent, manage, on every unit. The snagging inspection runs before keys are accepted and the defect list reaches the developer first. Furnishing is specified against the rent the underwriting assumed. The Ejari is filed, the rent is collected and remitted, and the service charge is checked against the Mollak filing.
65,899 off-plan units carry a published price in the index, and 780 projects carry a complete score across 97 metrics and 6 dimensions. The shortlist is drawn from that index. Nothing is placed on it because a developer asked.

Who it is for
There is no fund to join, no pool and no allocator. You buy Dubai property in your own name, and this tier exists because a mandate covering several units is a different job from a mandate covering one.
The federal authorities decide every residency application. A licensed immigration partner confirms the current rules against your file before anything is committed, and you are told that partner’s fee before you engage them.

What a developer pays varies by project and by quarter, so you see the figure on each unit before you commit, and you receive it in full.
Oliva takes no percentage of your purchase on the buy side. Representation is paid by you, on the published schedule below. Where a service sits outside our licence, a named partner delivers it and you are told the amount before you engage them.

You pay Oliva AED 30,000, including VAT, in three stages, and the same schedule applies on off-plan and on resale. Stage one is AED 6,000, including VAT and it begins the search. Stage two is AED 12,000, including VAT and it falls due on the reservation form or the SPA on off-plan, or on the Form F MOU on resale and secondary purchases. Stage three is AED 12,000, including VAT and it falls due on DLD registration, the Oqood on off-plan or the title transfer on resale.
The underwriting report on a specific unit is free, and it is not credited against the fee. Where a developer pays Oliva a commission on your purchase, Oliva receives it and rebates it to you in full.
Stage two and stage three attach to a specific purchase. Where a mandate covers more than one unit, the schedule is set out in writing in your engagement letter before the search begins, so you know the total before you commit to anything.
An asking price is an opinion. A registered transfer is a fact. Every number that reaches a shortlist comes from a register you can name, and every unit is placed against its own building, its own area and its own unit type before it is compared with anything else.
Oliva DB Properties CO. L.L.C. S.O.C. is a mainland Dubai company licensed for real estate buying and selling brokerage. All three numbers below are searchable in public registers, and the first two in the Dubai REST app.
Each unit on a mandate gets its own underwriting report, and each report ends in one of three verdicts: buy, negotiate, or do not buy. It is allowed to end in do not buy, including on projects whose developer pays us.
On a mandate that is the whole point of the rebate. An adviser paid out of the commission has one honest answer available on every unit, and it is always yes. We give the commission back, so there is nothing left to defend and a shortlist can come back shorter than you hoped.

Who runs the mandate
Javier Sanz holds the licence, signs the underwriting on each unit and answers the WhatsApp. A mandate is not passed down a call list, and the person who negotiates your fourth purchase is the person who negotiated your first.
Oliva acts for the buyer and never for the seller on the same transaction. Where a service sits outside our licence, a named partner delivers it, we tell you who they are and what they charge, and we tell you where we have no arrangement at all.
