Fees
One fee for representation, AED 30,000, including VAT, in three stages. The same schedule on off-plan and on resale. Any developer commission we receive is rebated to you in full.
This is the whole schedule. You can read it before you speak to anyone, and it is the same schedule written into our Terms.
One fee covers our representation on the purchase, from the brief to the day the unit is registered in your name.

You pay Oliva AED 30,000, including VAT, in three stages. The same schedule applies on off-plan and on resale. Stages two and three fall due only if the event described in them happens.
AED 6,000, including VAT
Falls due when you engage Oliva and the search starts. It buys the brief, the shortlist and the underwriting on the units you pick.
AED 12,000, including VAT
Falls due on the reservation form or the SPA for an off-plan unit, or on the Form F MOU for a resale or secondary purchase.
AED 12,000, including VAT
Falls due on registration at the Dubai Land Department: the Oqood for an off-plan unit, the title transfer for a resale or secondary purchase.

A tax invoice is issued by the licensed company before each payment. Bank details are stated on that invoice and are never sent by chat message.
The rebate
Where a developer pays us a commission on your purchase, we receive it and rebate it to you in full. You are the only party who pays us for representation, so nothing we earn depends on which project you buy.
On off-plan, the developer pays the broker approximately 2% to 8% of the purchase price. We disclose that arrangement in writing before you commit, and the money reaches you rather than us. It is also why the underwriting is allowed to end with a verdict of do not buy on a project whose developer pays us.
The rebate is clause 6.2(a) of our Terms, and the conflict disclosure it sits under is clause 6.4. Both are contractual, not a policy we can quietly drop.

Besides the purchase fee above, the golden visa fee below and the seller fee on an off-plan assignment, these are the only fees we charge you directly. If a fee is not on this page, we do not charge it.

Buying or selling. We prepare, book and chase the developer NOC to issuance; the developer’s own NOC fee is separate, and arrears or a mortgage on the unit hold the NOC until they are cleared.

Some of the work on an investment is not ours to do. Here is every other party who takes money on the way, and who pays them.
Snagging and handover inspection, furnishing and fit-out, conveyancing, leasing and property management are delivered by third-party firms. You choose the firm, contract with it directly and it invoices you directly. We keep no exclusive panel and never require you to use a firm we name.
Quoted by the firm before you commit. Where we have a referral arrangement, we tell you the amount first.
Where a partner pays us a referral fee, we tell you in writing before you engage that firm: that the arrangement exists, the amount in dirhams payable to us for that referral, and which partner is paying it. We state an amount and never a percentage. The fee is paid by the partner, not by you, and it is not added to the partner price. Where we have no referral arrangement with a firm we recommend, we say that instead.
A referral fee is never conditional on you accepting a particular recommendation, and no partner pays us to be recommended over another.
Where we refer you to a licensed mortgage broker, that broker may pay us a referral fee, typically 0.25% to 0.5% of the loan amount. It is paid by the broker, not by you, and it does not affect your interest rate or your loan terms.
Oqood registration, Dubai Land Department admin and title fees, the developer’s own NOC fee and, where applicable, mortgage registration. These are set by the government and by the developer, not by us, and you pay them directly. Clause 6.6 of our Terms states the indicative ranges, and the specific fees that apply to your purchase are confirmed before you commit.
Selling is a separate mandate from the buyer representation this page prices, and it is the one commission we still charge a client.
On an off-plan assignment, a resale before handover, the seller pays 2% of the price plus 5% VAT, on completion. Nothing is payable if the unit does not sell. Developer consent is required and most developers refuse below 30% to 40% paid.
Every amount on this page is written into Part 6 of our Terms: the purchase fee and its three stages in clause 6.2(b), the developer commission and its rebate in 6.2(a), the seller commission on an off-plan assignment in 6.2(c), the fixed-fee services and the golden visa fee in 6.8, and the referral disclosures in 6.5 and 6.9. Government and developer charges are set by them, not by us, and are paid by you directly.
