Oliva acts for the buyer. We underwrite Dubai off-plan and resale units against registered data, put a shortlist in front of a client and run the purchase to registration. This page is for the people on the other side of that: developers with an allocation to place, agents holding inventory or assignment stock, and owners weighing a resale before handover.
Our client pays us directly, and the developer commission goes back to the client. Where a developer pays Oliva a commission on a purchase, Oliva receives it and rebates it to the buyer in full. So nothing we earn depends on which project a client buys, and a place on our shortlist is not for sale. That cuts both ways, and you should know which way before you write to us.
What we are looking for
Dubai residential, off-plan and secondary. No land, no commercial conversion and no bulk block trades. The narrowness is deliberate: it is the only market we underwrite, and we would rather say no in one line than take a month to say it.
What you get
Oliva is not a portal and not a second listing channel. It is the buyer’s side of the table, which means the work of qualifying, convincing and completing sits with us rather than with you.
How it is assessed
The same three steps every unit goes through, whether it arrived from a developer, an agent or an owner, and whether or not there is a commission at the end of it.

The catalogue tracks 785 Dubai projects across 250+ developers and 60+ communities, and 65,899 off-plan units carry a published price. Your stock is read against that, in its own community and its own unit type.

780 projects carry a complete score across 6 dimensions and the 97 metrics inside them. The weights are published. You can read why a project scored what it scored, and you can disagree with it by reading its inputs.

Every report ends in buy, negotiate, or do not buy, including on projects whose developer pays us a commission. A verdict is not for sale and a shortlist place is not for sale. If the answer is no you get it early, with the comparable that produced it, and you can take the unit elsewhere without having lost a quarter.
Who you would be dealing with
Oliva DB Properties CO. L.L.C. S.O.C. is a mainland Dubai company licensed for real estate buying and selling brokerage. All three numbers below are searchable in public registers, and the first two in the Dubai REST app. Look them up before you reply to anything on this page.
Oliva acts for the buyer and never for the seller on the same transaction. If you are an owner and you want representation of your own, we tell you that at the first reply rather than after you have sent us a file.
The client pays Oliva AED 30,000, including VAT, in three stages, published on the fee page and the same on off-plan and on resale. Where a developer pays Oliva a commission, Oliva receives it and rebates it to the client in full. Nothing we earn moves according to which project a client chooses, and that is the mechanism, not a promise of goodwill.
Where a service sits outside our licence, a named partner delivers it, the client is told who they are and what they charge, and we say where we have no arrangement at all.
