Every project we put in front of you is scored on 97 metrics across 6 dimensions. The inputs are registered transfers, filed rents and filed service charges.
A project reaches your shortlist by clearing four tests. A project that fails one of them does not get a paragraph explaining it away.
Against registered transfers in the same building and the same unit type, not against the asking prices on a portal.
Taken from filed Ejari contracts for comparable units, not from a developer brochure yield.
Read from the Mollak filing per square foot. A high charge can take a headline yield down to nothing.
Project count, delivery record and current RERA registration. A first-time developer is flagged, not hidden.
The dataset
65,899 off-plan units carry a published price in the index. Each one is placed against its own area, its own building and its own unit type before it is compared with anything else.
The price inputs are 350,035 registered Dubai Land Department transfers. The rent inputs are 2,181,964 Ejari contracts. The service charges come from Mollak filings. An asking price is an opinion. A registered transfer is a fact.
Financial Value, Market Dynamics, Location Quality, Developer Trust, Risk Assessment, and Liquidity and Exit. Each dimension returns its own sub-score, and the composite is their weighted average.

Macro context moves every Dubai project in the same direction in a given quarter, so it separates nothing. We still compute it and still show it, at a weight of zero in the composite. A dimension that cannot rank projects should not be allowed to look as though it does.

The score narrows 785 projects to a handful. It does not sign anything. A RERA-licensed broker reads that shortlist against your budget, your timeline and your visa position, then puts his name on the recommendation and on the report.

The underwriting report on a specific unit ends in one of three verdicts: buy, negotiate, or do not buy. It is allowed to end in do not buy, including on projects that pay us.
An adviser paid only when you buy has one honest answer available, and it is always yes. We publish who pays us on every line of the fee schedule so you can price that conflict yourself.
