What is in it

Five sections. Each one answers a question you would otherwise have to pay a valuer for, and each one names the register it was read from.

Where prices actually registered: Median registered price per square foot by community and unit type, taken from 350,035 sales registered at the Dubai Land Department. Registered prices, not the asking prices on a portal.
What those units actually rent for: Median rent for comparable units in the same buildings, read from 2,181,964 tenancy contracts filed with Ejari. A developer brochure yield does not appear anywhere in the report.
What the service charge takes back out: The filed service charge per square foot, building by building, and the yield left after it. This is the line that moves a headline yield the furthest and the line most rarely published.
What is being built, and by whom: Live off-plan supply across 785 projects and 65,899 priced units in 60+ communities, with the delivery record and current RERA registration of 250+ developers. A first-time developer is flagged, not hidden.
Where the entry points are: The communities and unit types where the numbers still work at the bottom of the market, with the payment-plan shapes attached to them. Clients invest from AED 400,000.

Why these numbers and not someone else’s

Two public registers, named on every figure: Sale prices come from the Dubai Land Department transfer register. Rents come from Ejari tenancy filings. Service charges come from the filed Mollak budgets. Each figure in the report carries the register it came from.
Written by a licensed brokerage: Oliva holds RERA BRN 1573501 and DLD broker card 92025. Both are verifiable on the Dubai Land Department public register, by you, without asking us.
Our own price is published too: Representation costs AED 30,000, including VAT, in three stages, the same on off-plan and on resale. Any developer commission Oliva receives is rebated to you in full, so nothing we earn depends on which project you choose.

What the report will not do

No price forecast. We model what the registers already recorded and we do not publish a number for next year.
No ranked list of projects to buy. A ranking without your budget, your timeline and your tax position is a sales document.
