About Oliva
Oliva is a licensed Dubai brokerage that works one side of the table: yours. We advise buyers of apartments under AED 2.5 million, in a market where almost every other adviser is paid by the seller or the developer.
Oliva was founded by Javier Sanz Alvarez after twelve years in regulated financial platforms, where a number you cannot defend is a number you do not print. He came to Dubai to buy an apartment with his own money and could not get one. Under AED 2.5 million, comparable apartments in a single project settle roughly AED 150,000 apart in registered Land Department sales, and the person explaining the difference is usually paid by the building. Oliva exists to close that gap.
Two things come out of that. A free underwriting report: 24 pages on one apartment, ending in a verdict that can be do not buy. And buyer-side representation through the purchase itself, with every fee on one page.

Every number we print comes from registered Land Department sales and Ejari rental contracts, read at project and area level. A number we cannot defend is a number we do not print.
Almost every adviser in this market is paid by the seller or the developer. Oliva is scoped to one job: the buyer of an apartment under AED 2.5 million.
Our report reads one apartment through its project and its area: project-level comparables, Ejari rents, service charges, developer delivery. It ends in a verdict. Buy, negotiate, or do not buy.
The founder holds the licence, signs every report and answers the WhatsApp. No call centre, no handover.
Most of this list happens after you have paid. Handover, snagging, fit-out, the visa file, the first tenant and the eventual sale all sit after the transfer. Someone is still there after the money has moved.

We are registered with the Dubai Land Department and RERA. Registration is not partnership, and the two should not be described in the same words. We are not a partner of, an adviser to, or a collaborator with the Dubai government, and we do not claim to be.
Every figure in the report comes from official registered records: 350,035 registered Land Department sales, 2,181,964 Ejari tenancy contracts, Mollak service charge filings, and RERA project and escrow records. From those, 780 Dubai projects are scored across 6 dimensions and 97 metrics. Figures are audited and rounded down, never up. No generative model writes any part of the report.
Escrow accounts, trustee accounts and Land Department registration of your purchase are the regulator’s mechanisms. They are not something we provide, and we will not present them to you as an Oliva protection.
The Land Department switched off property and unit level outputs. On published surfaces we show registered evidence at area and building level only, and withhold individual transaction rows. That withholding now extends to fields that were still present in the page source while nothing on the page rendered them.
Each of these costs us money. That is how you can tell they are commitments and not decoration.
We will not represent the seller of an apartment we advise you on. Both sides pay better than one. We take one.
No developer pays us to move a score, a ranking or a verdict. That is the easiest money in this business. Every fee we charge is on one page.
We will not tell you what a property will be worth. That is the sentence that sells apartments in this city, and we do not have it.
Your details go to one named human, never to a call list, and nobody contacts you unless you ask. There is one channel, WhatsApp, Monday to Saturday. Read the report, decide it is not for you, and you will not hear from us again.
All eight steps are optional and the verdict can be do not buy. If a fit-out will not move the rental bracket the underwriting assumed, we say so. At the exit, hold against sell is underwritten before anything is listed, and the answer is sometimes not yet. Each of those sentences costs us a fee, our own at the sale and the referral fee at the fit-out.
Developers pay 3 to 8 percent on off-plan against about 2 percent on resale, and on off-plan the developer pays us. That asymmetry is why most shortlists in this market lean one way, and it is why ours is ordered on registered prices instead. Where a partner handles a step, the referral fee they pay us is disclosed. The conflict is priced. It is not removed.
The conflict is priced, not hidden. Most of the work ahead of us is off-plan, where the developer pays us and you pay nothing for representation. That is the larger conflict, not the smaller, and it stays on the table where you can see it.
On resale and secondary purchases you pay us 2 percent plus 5 percent VAT: AED 5,000 to start, subtracted from the balance at transfer. The underwriting report is free on every path, so there is nothing to credit and nothing to double pay.
You owe us nothing until you transact. The report is free, its verdict can be do not buy, and if it is, you walk away having spent nothing. A verdict we gave away is a verdict nobody paid for, and that is the point.
Twelve years in regulated financial platforms, then this. One person holds the licence, signs every report, and answers the messages. Working the buyer side only is a decision about which fee we are willing to take, and it is the reason there is one name on this page rather than a department.
