What is Chiller-Free?
Chiller-free means the landlord pays the district cooling (air-conditioning) charges for the unit, not the tenant. It makes a listing more attractive but reduces the landlord's net yield.
Description
Many Dubai towers are cooled by district cooling providers (Enable, Emicool and others) that bill capacity and consumption separately from DEWA. In a chiller-free lease the landlord absorbs those charges.
Cooling is a large cost in Dubai: for an apartment it commonly amounts to several hundred dirhams a month, so chiller-free is a genuine rent differentiator, not a marketing detail.
For investors, the label changes the yield math. Two identical listings at the same rent are not the same investment if one includes cooling costs on the landlord side.
How to interpret
When underwriting a unit, always establish who pays cooling and what the building's provider charges. A chiller-free rent needs the cooling cost subtracted before comparing net yields.
Tenants comparing a chiller-free unit against a cheaper unit plus their own cooling bill should compare total monthly cost, which frequently flips the apparent bargain.
Dubai market context
District-cooled towers dominate newer Dubai districts (Business Bay, JLT, Dubai Marina, Downtown). Capacity charges are payable even at low usage, which is why cooling terms matter more in Dubai than in most markets.
Service charges and cooling are separate: Mollak-regulated service charges go to the owners association, while chiller bills go to the cooling provider. A yield calculation needs both.
