Dubai has more than 60 designated freehold areas where non-GCC nationals can register property in their own name. Common examples include Dubai Marina, Downtown Dubai, Business Bay, Jumeirah Village Circle, Palm Jumeirah, and Dubai Hills Estate. Gross rental yields in Dubai typically range from 5% to 9% depending on area, building, and unit type. Apartments in mid-tier areas often deliver higher yields than ultra-prime addresses, where capital growth tends to dominate the return profile. Net yield will be lower after the 4% DLD transfer fee at purchase, annual service charges (often 12 to 25 AED per square foot), management fees, and vacancy.
