What is Debt Yield?
Отношение чистого операционного дохода объекта к сумме кредита, показатель риска кредитора, не зависящий от ставки капитализации и оценки объекта.
Description
Debt yield is a risk metric used by lenders to assess loan safety independently of interest rates or property valuations. A property with AED 500,000 NOI and a loan of AED 5 million has a debt yield of 10%. Higher debt yields indicate lower risk for the lender.
Unlike DSCR (which depends on interest rates) or LTV (which depends on appraisal values), debt yield is a pure income-to-debt ratio that cannot be manipulated by low rates or aggressive valuations. Many institutional lenders require a minimum debt yield of 8% to 10% for commercial real estate loans.
Property investors should factor this into their financial models when evaluating opportunities across Dubai real estate markets.
Формула
Debt Yield = Net Operating Income / Total Loan Amount × 100How to interpret
Debt yield is useful precisely because it strips out the variables that can make other metrics look better than they are. When interest rates are low, DSCR can appear healthy on a risky loan. When an appraiser is optimistic, LTV looks conservative. Debt yield depends only on actual NOI and actual loan size, making it harder to dress up with favorable assumptions.
For investors evaluating funds or co-investment structures, asking for the debt yield on the underlying loan provides a quick read on how defensively the deal is structured from the lender's perspective.
