Registration trustee offices are DLD-approved centres where Dubai property transfers execute. Their service fee is AED 4,000 plus VAT for properties of AED 500K and above (AED 2,000 plus VAT below), on top of the DLD 4%.
Description
Dubai outsources transfer execution to a network of private registration trustee offices supervised by DLD. Buyer, seller and any brokers attend; the office verifies documents and cheques, processes the DLD fee, and issues the new title deed, normally in a single appointment.
The trustee fee is standardised: AED 4,000 plus VAT for transactions at or above AED 500K, AED 2,000 plus VAT below. It is customarily paid by the buyer unless negotiated otherwise, alongside the DLD 4% and the AED 580 deed issuance fee for apartments.
Trustee offices also handle related procedures: mortgage registration (0.25% of the loan plus AED 290), blocking, gifts and inheritance transfers.
How to interpret
Book the appointment only when the full document set is ready: NOC, liability letter (if mortgaged), manager's cheques with exact payees, IDs, and the signed Form F. Incomplete files are the routine cause of second visits.
Budget the trustee fee inside the roughly 7 to 8% all-in transaction cost stack rather than treating it as a surprise on completion day.
