What is Property Blocking (Dubai)?
Property blocking is a DLD trustee-office procedure that freezes a property in the buyer's favour while the buyer's funds settle the seller's mortgage, so the seller cannot sell to anyone else between payoff and transfer.
Description
Blocking solves the trust gap in mortgaged resales: the buyer pays off the seller's loan before receiving title, and the block guarantees the property can only transfer to that buyer once the mortgage releases.
Practically, buyer and seller attend the trustee office, the buyer presents the manager's cheques (payoff per the liability letter plus seller equity), and DLD registers the block naming the buyer.
Once the seller's bank confirms settlement and releases the mortgage, usually within days to a couple of weeks, the parties return and complete the normal transfer, and the deed issues in the buyer's name.

A cash buyer purchasing a mortgaged property should treat blocking as standard protection, not an optional extra, whenever their money moves before title does.
Costs are modest relative to the protection: trustee and DLD administrative fees apply, and the block adds one extra appointment to the timeline.
