A studio is a single-room apartment, typically 350 to 550 sqft in Dubai, combining living and sleeping space. Studios are the lowest-ticket entry into Dubai property and usually carry the highest gross yields.

Dubai studios concentrate in investor-driven districts such as JVC, International City, Arjan, Dubai South and Dubailand, with entry prices from roughly AED 350K in older stock to AED 600K to 900K in new off-plan.
The investment case is yield density: studios rent for disproportionately more per square foot than larger units, with gross yields commonly in the 7 to 9% range in mid-market areas against 5 to 6% for prime one-beds.
The trade-offs are tenant turnover, higher per-sqft service charges in some towers, and a resale buyer pool that is almost entirely investors, which makes exits more cyclical than family-sized stock.
How to interpret
Compare studios on net yield after service charges, not gross: a high headline yield in a tower charging AED 18 to 25 per sqft in service fees can net below a duller building at AED 10 to 14.
Studio-versus-one-bed is the defining sub-AED 1M decision: the one-bed usually gives up 1 to 2 points of gross yield in exchange for a broader tenant and resale market.
