The Smart Rental Index is Dubai's enhanced rental regulation tool, replacing the earlier RERA Rental Index calculator. It uses granular property data, building, unit type, size, condition, amenities, to determine the market rate and calculate the permissible rent increase at lease renewal. Landlords use it to justify rent adjustments within RERA's permitted bands.
The Smart Rental Index provides investors with reliable data on achievable rents and allowable increases. If your property is rented notably below the index value, you can increase rent within the permitted bands at renewal. Conversely, if you are at or above the index, the tenant can dispute any increase.
