What is Multiple Listing Service (MLS)?
Централизованная база данных, где брокеры обмениваются листингами объектов,, обеспечивает продавцам широкую экспозицию, а покупателям, доступ к полному рыночному предложению.
Description
A Multiple Listing Service (MLS) is a database through which real estate brokers share their property listings with each other. When a broker lists a property on the MLS, all other participating brokers can see it and present it to their clients. This gives sellers maximum market exposure and gives buyers access to the full range of available inventory through any single broker.
Dubai does not have a single mandatory MLS like the US market. Instead, the market relies on a combination of the DLD's Dubai REST platform (for listing permit registration), multiple property portals (Property Finder, Bayut, Dubizzle), and brokerage-specific databases. Initiatives to create a unified MLS have progressed, with DLD's smart services increasingly centralising listing data. This fragmentation means buyers should check multiple sources to ensure comprehensive market coverage.
How to interpret
The absence of a true MLS creates information asymmetries that sophisticated investors can exploit. A buyer who is familiar with a specific community, knows the active brokers, and monitors listing portals closely will have better market information than one who relies solely on what a single broker presents. Information advantage is a genuine edge in fragmented markets.
The lack of a unified MLS also means that asking prices and available inventory are harder to assess comprehensively. The same property may be listed at different prices across multiple portals and through multiple brokers. Cross-checking listings across Property Finder, Bayut, and direct broker channels is necessary to form a complete picture.
Контекст рынка Дубая
Dubai's property portals, Property Finder and Bayut, collectively aggregate the majority of actively listed properties. Both platforms require RERA listing permits (ORN numbers) for broker listings, which provides a basic level of regulatory compliance. However, duplicate listings, outdated prices, and off-market transactions mean these portals capture only a portion of actual market activity.
DLD's digital transformation programme is progressively moving toward more centralised property data. The Dubai REST app provides transaction data, ownership verification, and some listing registration functions. As DLD's systems mature, the market is likely to move toward greater transparency and centralisation over the next decade.
