What is Capital Release?
Высвобождение капитала из объекта недвижимости, как правило, через рефинансирование или частичную продажу, без полного выхода из инвестиции.
Description
Capital release (also called equity release) is the process of accessing the equity locked in a property without fully selling it. The most common method is refinancing: replacing an existing mortgage with a larger one and extracting the difference as cash. This allows investors to access profits while retaining ownership.
Cash-out refinance: refinancing at a higher loan amount and withdrawing the difference
Home equity loan: taking a second mortgage against accumulated equity
Partial sale: selling a share of the property to a co-investor
UAE banks offer equity release products, though LTV limits apply. The Central Bank caps mortgage lending at 80% LTV for expats on properties under AED 5M. An investor whose property has appreciated notably can refinance and extract equity up to these limits, then redeploy capital elsewhere.
How to interpret
Capital release is a way to access the wealth locked in property without selling. It is particularly useful for investors who need liquidity for a new opportunity or personal financial goal without wanting to exit a well-performing asset.
Before releasing capital, compare the cost of the refinancing (interest rate on the higher loan) against the expected return from the redeployed funds. If you are borrowing at 5 percent to invest in something earning 4 percent, the exercise destroys value regardless of how the numbers look on paper.

Capital release through refinancing has become an increasingly popular strategy among Dubai property owners as values have risen 40 to 80 percent in many communities since 2020. Investors who entered the market early have accessed significant equity without triggering DLD transfer fees or losing their original asset.
