Three quarters of JLT buyers bought a finished apartment
Jumeirah Lakes Towers registered 1,994 apartment sales in the last twelve months in the AED 200,000 to AED 2,500,000 band. The median price was AED 1,315,000 and the median unit measured 85.9 square metres. Only 24.3% of those sales were off-plan.
That is a different market from most of the communities getting attention right now. JLT is largely built. The buying here is mostly people purchasing existing apartments from existing owners, which is the exact transaction you will need to complete when you sell.

One thing to be clear about: this band excludes anything above AED 2,500,000, and JLT has stock above that line. These figures describe the part of the market a buyer with a budget under AED 2.5 million is actually shopping in, which is the point.
What 1,994 sales says about your exit
Transaction depth is the count of people who bought here in the past year. It is the most direct answer to the question that should decide your purchase: how hard will this be to sell.
1,994 registered sales under AED 2.5 million is a working, liquid market. More importantly, most of those were completed apartments changing hands. That produces the kind of comparable a bank valuer wants when your future buyer applies for a mortgage. A valuation on a finished unit in a tower with recent registered sales in the same tower is a straightforward exercise. A valuation in a community where everything is a contract on an unbuilt floor is not.
The unit mix is broader than the headline sizes
One-bedroom apartments led with 701 sales, ahead of 325 studios and 315 two-bedrooms.
Those three counts together fall well short of the 1,994 total, which tells you a real share of the market here sits in larger or otherwise classified units. JLT is not a studio-and-one-bed investor estate. It has a spread of stock, and buyers are shopping across it.
For a single buyer, that spread is useful. It means demand is not concentrated in one product that could be oversupplied by a single new tower. It also means you should underwrite the tower, not the district. Towers in JLT vary widely in age, management quality and service charge, and the community median hides that variation completely.
Use 85.9 sqm as the size test
The median unit sold at 85.9 square metres, the kind of size that supports a proper one-bedroom or a compact two-bedroom.
Carry that number into viewings. If you are shown something considerably smaller near the median price of AED 1,315,000, you are paying for the address rather than the apartment, and your eventual buyer will notice. If you are shown something larger at or below the median, find the reason before you celebrate. Older tower, high service charge, poor view line, difficult building management. Any of those can explain a discount, and any of them will still be there when you sell.
