Dubai Investment Park Second registered 2,905 apartment sales in twelve months
Over the last 12 months the Dubai Land Department registered 2,905 apartment sale transactions in Dubai Investment Park Second, inside the AED 200,000 to AED 2.5 million band. Off-plan accounted for 91.5% of them. The median price paid was AED 1,165,440, and the median unit measured 74.2 sqm.
2,905 sales in a year is a real market. 91.5% off-plan tells you almost all of it came from developers, and that is the part to think through before you sign.
Nine in ten sales came from a developer
An off-plan share this high means that when you sell, you will most likely be competing with the developer still selling in the same area, not with other owners.
That competitor has advantages you do not. They offer a payment plan spread over years. They waive fees. They sell a building nobody has lived in, with a handover date that lets a buyer plan. You offer a finished apartment and ask to be paid now. Some buyers want exactly that certainty. Others will use the developer's terms to argue your price down.
There is a timing consequence too. Off-plan volume at this level arrives later as physical apartments, in waves. If your exit lands in the same quarter as a large handover nearby, you are selling into fresh stock while other individual owners try the same thing.
None of this makes the area a poor buy. It means the entry price has to carry the risk, and you should know the handover schedule around you before you commit rather than after.

This is a one bedroom market, not a mixed one
One bedroom units accounted for 2,205 of the transactions. Studios managed 313 and two bedroom units 378. That is an unusually narrow mix, and it matters.
It means the resale market you are joining is dominated by a single product. If you buy the one bedroom, you have the deepest pool of future buyers and also the most direct competition, because the unit next door is close to identical to yours. Price and condition will decide the sale, not layout.
If you buy the studio or the two bedroom, you are in a pool of a few hundred transactions a year. That is thin. Expect a longer sale, and pay a price that compensates you for the wait rather than assuming scarcity works in your favour.
Note on how this number was produced
The Land Department register records this community under two spellings, and each carries part of the year's activity. The 2,905 above merges both. A count drawn from one spelling alone understates the market.
What to check before you sign
Ask the developer, in writing, how many units remain unsold in your building and the ones beside it, and the handover quarter for each. Ask for the projected service charge per square foot and who set it. Then price your unit against registered transactions rather than the brochure.
A median of AED 1,165,440 is the midpoint of 2,905 deals. Plenty were better and plenty worse. The specific building, floor and contract price decide which side you land on.
