It categorises average market rents by community, building, unit type, and size. The index is the legal reference point for determining whether a landlord can increase rent at renewal and by how much, using the tiered cap system (0% to 20% based on the gap between current and market rent).
The index is populated using actual Ejari-registered tenancy data, making it reflective of real market conditions. Landlords and tenants can access the RERA Rental Calculator on the DLD website or Dubai REST app by entering their property details. The calculator shows the market average rent and the maximum permissible increase. If the current rent is within 10% of the index value, no increase is allowed.
