In real estate, a pledge (or mortgage lien) is the use of property as security for a debt. The property owner retains possession and use of the property but grants the lender a legal claim. If the borrower defaults, the lender can exercise their right to seize and sell the property to recover the debt. The pledge is registered against the property's title, making it visible to all parties.
In Dubai, mortgage pledges are registered with the DLD. The mortgage annotation appears on the title deed, preventing the owner from selling without the lender's consent (NOC from the bank). The registration fee for a mortgage pledge is 0.25% of the loan amount plus AED 290. Upon full repayment, the bank issues a release letter and the DLD removes the pledge annotation.
