What is Developer Track Record?
Developer track record is the verifiable history of what a developer has delivered: projects completed, delays against announced dates, build quality on handover, and how earlier towers trade and rent today.

In an off-plan purchase the developer is the counterparty risk. Track record replaces marketing with evidence: registered projects, actual completion dates versus announced ones, and the resale and rental performance of previous deliveries.
The primary sources in Dubai are official: DLD project status and completion percentages, RERA project registration, and the escrow account required for every off-plan project. A project sold without an escrow account is not RERA-compliant and should end the conversation.
Secondary evidence is the existing stock itself: service-charge levels in delivered towers, snagging reputation at handover, and whether early towers still trade above or below their launch prices.
How to interpret
Judge delivery in project counts and dates, not adjectives: a developer that has completed ten towers with delays under six months is a different risk from one with two deliveries and a rebrand.
First-launch developers demand a discount for the risk taken. If a first project prices at the same level as a tier-1 developer next door, the risk is unpaid.
