The short answer
Both projects sit in Wadi Al Safa (V), both are entirely sub-AED 2,500,000 inventory, and the entry prices are AED 99,800 apart. AUM 99 Residences by AG Properties lists from AED 628,200. Nuve by Zoya by Zoya Developments lists from AED 728,000, with handover stated as June 2028.
If the deciding factor is the lowest possible entry cheque, AUM 99 Residences wins it on price. If the deciding factor is a dated, contractable completion, Nuve by Zoya wins it, because AUM 99 Residences publishes no handover date at all. That is the trade in one line, and for most buyers the timing gap matters more than the price gap.

Both are wholly affordable-band schemes: neither carries a single listed unit above AED 2,500,000, which is unusual and tells you the target buyer is an investor rather than an end-user trading up. Nuve by Zoya is the larger of the two by listed count, at 32 units against 22.
The bedroom mix is where they genuinely diverge, and it matters more than the headline price. AUM 99 Residences lists 4 studios from AED 628,200 to AED 1,001,312 and 18 one-bedrooms from AED 943,871 to AED 1,347,028. Nuve by Zoya lists 32 studios from AED 728,000 to AED 1,110,000 and no one-bedroom at all, per DLD-derived listing data, August 2026.
That reframes the choice. Studio against studio, AUM 99 Residences opens AED 99,800 lower, but it lists only four against 32 at Nuve by Zoya, so availability at that entry number is thin. If you want a one-bedroom in Wadi Al Safa (V), only AUM 99 Residences lists one, from AED 943,871.

Same district, different building
Because both projects are in Wadi Al Safa (V), the usual location debate collapses. There is no meaningful area-level argument to make: the schools, the road network, the retail catchment and the absence of a metro line apply identically to both.
What is left is micro-location and product. Which plot sits closer to the arterial you will actually use, which building has the better aspect and the less compromised layouts, which podium carries a usable amenity set rather than a rendered one. Timing is the real difference
Nuve by Zoya states handover as June 2028. AUM 99 Residences states no handover date in current listing data. This is the single sharpest distinction between them and it is not a minor administrative gap.
A dated handover lets you underwrite: you can put a rent start date on a spreadsheet, size the carrying cost of the construction period, and hold the developer to a contractual completion with delay provisions attached. An undated handover means the completion risk is unpriced, and it is compounded here because AUM 99 Residences defines its final 40 percent tranche relative to handover rather than to a calendar date.
That does not make AUM 99 Residences uninvestable. It makes the DLD project register a mandatory stop before you book, so you can retrieve the anticipated completion date and construction status, and get both into the sale and purchase agreement.
Payment plans: compare like for like
AUM 99 Residences publishes 20 percent on booking, 40 percent after booking and 40 percent post handover. Sixty percent is paid by handover and 40 percent afterwards, which is a genuinely investor-friendly shape because the deferred portion can be serviced from rent once the unit is let.
Nuve by Zoya publishes a four-stage plan: 20 percent on booking, 30 percent after booking, 10 percent upon handover and 40 percent post handover. The headline split is identical on both sides: 60 percent by handover, 40 percent after it, so neither asks more of you before keys. The difference is granularity. Nuve by Zoya names a discrete 10 percent tranche falling at handover itself, while AUM 99 Residences folds its entire pre-handover balance into a single 40 percent instalment with no stated trigger.
That undated instalment is the thing to pin down in writing. Ask AG Properties whether its 40 percent after-booking tranche is date-linked or construction-linked, ask Zoya Developments the same about its 30 percent, and ask both what happens to the schedule if completion slips. A lower entry price carrying a heavier or vaguer pre-handover load is often the worse deal.

Developer diligence, done properly
Neither AG Properties nor Zoya Developments should be assessed on marketing material, and no track-record scores are invented here. Run the same four checks on both.
Registration and escrow. Confirm each developer and each project on the RERA register, and confirm the project escrow account under Dubai Law No. (8) of 2007. Payments go to the escrow account named on the DLD registration and nowhere else.
Delivery history. Ask for the list of completed projects with actual handover dates against originally advertised ones. The gap between the two is the most useful number in developer diligence and it is rarely volunteered.
Construction status. Pull the project's current construction percentage from the DLD register rather than accepting a site photograph.

Which buyer suits which project
Buy AUM 99 Residences if your constraint is the size of the first cheque, or if you want a one-bedroom, and you can tolerate an undated completion. The AED 628,200 studio is the cheapest entry of the pair by AED 99,800, the plan asks 20 percent to start, and 40 percent of the price sits behind handover, as it does at Nuve by Zoya. This is a patient buyer's instrument.
Buy Nuve by Zoya if you need a date to underwrite against. A stated June 2028 handover gives you a rent start assumption and a construction window you can price, and 32 of 32 listed units under AED 2,500,000 means the affordable-band thesis is intact either way.
Buy neither on the headline number alone. In a district with no published area rent average, the difference between a good and a bad outcome is set at unit level: floor, layout efficiency, the service charge budget and the exact square footage you are paying for.
Verdict, and how to get it checked
On the published evidence, Nuve by Zoya is the safer underwrite because it has a date, and AUM 99 Residences is the cheaper entry because it starts AED 99,800 lower. Neither is a general recommendation, because a project-level comparison cannot tell you whether one specific unit is priced correctly.
