Off-plan
Buyer pays AED 0 in brokerage to Oliva.
The developer pays the brokerage commission on every off-plan deal we close. The commission would exist whether you buy through Oliva, another agent, or the developer's direct sales team. It is not added to your purchase price.
Government fees
DLD 4% transfer fee + AED 580 admin fee.
These are paid to the Dubai Land Department, not to Oliva, and they apply to every property transaction in Dubai regardless of agent. Some developers cover the DLD fee as a sales promotion. We disclose which apply on every project page.
SaaS subscriptions
Separate from brokerage. No fee credit.
Pro, Concierge, and Inner Circle are software and advisory subscriptions on the Oliva Real Estate Technology LLC ledger. There is no fee-credit mechanism because there is no buyer-paid brokerage fee on off-plan to credit against.
VAT (5%)
UAE-resident subscribers see VAT on every invoice.
The Oliva group is VAT-registered in the UAE. UAE-resident SaaS subscribers see a 5% VAT line item on every Stripe invoice with our TRN visible, per UAE VAT regulation.
