Pipeline depth, unit counts, and active markets
Project count is a measure of pipeline scale, not quality. A developer with 30 active projects has more delivery risk to manage than one with three, but also more proof of repeated execution. Always pair the pipeline number with the on-time handover rate and the cancellation rate from the developer detail page.
Every developer with active DLD project filings holds a Real Estate Regulatory Agency (RERA) registration at the time of filing. Licensing status can change after that. Each developer page on Oliva surfaces the latest DLD license status on file. Always reconfirm the current registration at dubailand.gov.ae before signing any sale and purchase agreement.
The Oliva project Score weights developer trust as one of six dimensions. The trust dimension uses years in market, on-time delivery rate, average handover delay, cancellation rate, and license status, all sourced from DLD records. A weak trust score can pull down an otherwise attractive project, which is why this view exists separately.
