Es la disciplina que un fondo aplica antes de comprometer capital. El informe es gratuito en cualquier vía y no se descuenta de nada después. La representación es aparte: usted nos paga por ella, en tres tramos, igual sobre plano que en reventa, y cuando un promotor nos paga una comisión por su compra, la recibimos y se la entregamos a usted íntegra.

A 24 page written analysis of one specific Dubai unit. It opens with a decision summary and an Oliva Score breakdown, then works through fair value against the asking price, comparable registered evidence, registered rent evidence, the building service charge position, schools and transport, market velocity and forward supply, the developer delivery record, the payment plan and all in cost, financing, exit and sensitivity, a risk register, and a written verdict.
Because it is not a revenue line. Representation is paid for separately, by you: AED 30,000, including VAT, in three stages, and the report is not credited against it. Any developer commission on a purchase is received and rebated to you in full. You are not obliged to buy anything, and the verdict does not change with who pays. No developer pays Oliva to change a score, a ranking or a verdict.

On published surfaces registered evidence is shown at area and building level, and individual transaction rows are withheld under DLD redistribution rules.
Yes, and that is the report working. The verdict is the output, not a formality. When the registered evidence does not support the asking price, or the payment plan, or the developer delivery record, the report says do not buy and shows the numbers behind it. Every report is signed under RERA BRN 1573501, DLD broker card 92025.
You give a name, an email, a phone number and, if you want, one line about the unit. There is no account and no card. The report opens on that screen and a copy is emailed. If it still has to be generated, it arrives by email once it is ready. Your details go to the founder at Oliva, never to a call list, and nobody calls or WhatsApps unless you ask.

Representation is paid by you: AED 30,000, including VAT, in three stages, and the same schedule applies on off plan and on resale. Stage one is AED 6,000, including VAT, and it begins the search. Stage two is AED 12,000, including VAT, and it falls due on the reservation form or the SPA on off plan, or on the Form F MOU on resale and secondary purchases. Stage three is AED 12,000, including VAT, and it falls due on DLD registration, the Oqood on off plan or the title transfer on resale. Where a developer pays Oliva a commission on your purchase, Oliva receives it and rebates it to you in full, so nothing Oliva earns depends on which project you buy. Studios, one bedroom and two bedroom apartments in Dubai, off plan or resale. Most units underwritten sit under AED 2.5M, which is the band Oliva is built for.
