Net Present Value (NPV) answers a simple question: is this investment worth more than it costs? It takes eparticularly expected future cash flow, rental income, tax benefits, the eventual sale price, discounts each one back to today's value using a chosen discount rate, and subtracts the initial investment. A positive NPV means the investment is expected to create value; a negative NPV means it destroys value.
The discount rate reflects the investor's required rate of return and the risk of the investment. For low-risk Dubai properties in established areas, an investor might use 8-10%. For speculative off-plan in emerging areas, 12-15% or higher. The higher the discount rate, the lower the NPV, riskier investments must deliver higher returns to justify the risk.
