In Dubai the term shows up in three distinct places: the unit-level contract an apartment owner signs, the building-level contracts an owners association signs for shared plant, and the maintenance clause of a tenancy contract.
The core of a Dubai apartment AMC is the air conditioning. With summer temperatures above 45 degrees Celsius, an AC failure makes a unit uninhabitable within hours, so HVAC servicing is a practical necessity rather than a discretionary line item. Unit-level HVAC cover typically runs AED 800 to 2,500 a year for an apartment, and total unit AMC spend including pest control and general plumbing and electrical work usually lands in the AED 2,000 to 5,000 range.
Building plant is a separate budget and sits inside the service charge, not in the owner's own AMC. Lift maintenance alone commonly runs AED 15,000 to 50,000 per lift per year and is funded through the RERA-approved service charge budget administered under Mollak. An owner paying both is not paying twice: the two contracts cover different equipment on different sides of the apartment door.
Read the scope, not the headline price. A comprehensive AMC includes labour, parts and emergency call-outs. A non-comprehensive AMC includes scheduled visits and labour only and bills parts separately, which is how a compressor replacement becomes an unbudgeted five-figure invoice. In a district cooling or central chiller building, the in-unit fan coil unit is the owner's responsibility while the chilled water plant is not, so confirm exactly where the contract boundary sits.
How to interpret
Model the AMC as a fixed annual operating cost, not a contingency. It recurs whether the unit is let or empty, and it is not covered by the service charge, which pays for common areas and shared building plant.
Settle who pays before signing a tenancy contract. Dubai practice commonly puts minor repairs below a stated threshold on the tenant and everything above it on the landlord, but that threshold is negotiated rather than fixed by law. An unspecified maintenance clause reliably becomes a dispute in the second year.
When a managing agent quotes a percentage of rent, ask whether AMC coordination and cost sit inside that fee or are billed on. A management fee that looks competitive at the headline rate can be materially more expensive once maintenance is invoiced separately.
