Every resale property listed on this page is verified against three sources before it appears. We pull the project record from the Dubai Land Department to confirm the unit number, the registered owner, and the current title status. We cross-check the asking price against DLD transaction records for the same building over the prior twelve months, the average price per square foot for the bedroom count, and the gap between asking and last-traded levels. We then review the seller documentation: emirates ID, NOC eligibility, any mortgage encumbrance, service charge balance, and Ejari status if a tenant is in place. A listing missing any of these checks does not ship to the public catalogue.
Resale buyers in Dubai face two pricing risks. The first is paying above market: a listing carrying a thirty percent premium to the building average rarely transacts at asking, but inexperienced buyers often anchor to the headline number. The second is buying into a service charge spike: older buildings in well-known communities can carry charges twice the area average without that showing up in the listing photo.
