Overview
Dubai Production City registered 2,943 apartment sales with the Dubai Land Department in the last 12 months, at a median of AED 910,000. Off-plan took 69.0% of them. One-bedroom apartments, not studios, led the volume, which is unusual for an area trading at this price level.
2,943 sales is your liquidity, in one number
Transaction depth is a plain question dressed up in jargon: how hard will this be to sell.
2,943 registered sales in twelve months answers it. Buyers turn up in Dubai Production City constantly and at volume. You will not be relying on a single interested party appearing at the right moment.
That protects you in a soft patch. In a shallow market, two or three motivated sellers drag the whole area down because there is nothing else trading to argue with them. Here there is a steady stream of registered evidence, so one lowball comparable is a single data point rather than the new benchmark.
Note what these numbers are. Registered DLD transactions, recorded after the money moved and the transfer completed. Portal asking prices are not in here. Neither are the deals that fell over.
69.0% off-plan makes the developer your competitor
Most of the recorded activity came from developers, not from owners reselling. That means two things for you.
First, when you eventually list, a share of the competing supply will be new build with a payment plan attached. A buyer choosing between your completed apartment and an off-plan unit nearby is comparing cash today against instalments spread over construction. You are not only selling a unit, you are selling against a financing structure.
Second, off-plan supply lands in blocks. Towers complete, and dozens of owners in the same building chase the same tenant or the same buyer in the same month. If you buy off-plan here, ask which quarter the building hands over and how many units sit in it. Both answers shape what you can charge later.
The ready market is not absent, though. A real minority of registered sales were completed stock. If you want an apartment with a service charge history you can read and a tenancy you can inspect, this area has them.
The median unit has usable floor area
The median registered sale was AED 910,000 and the median unit measured 70.8 square metres.
That size is worth pausing on. A median of 70.8 square metres tells you the typical apartment trading here has room to live in, which is what long stay tenants and end user buyers care about. The smallest floor plates rent quickly and then resell into a crowded field. Larger ones attract fewer applicants who stay longer.
If a unit you are shown sits well above AED 910,000, ask what the premium buys. Extra space, a better building, a completed handover, a lower service charge. Those are all legitimate answers. So is the answer that the seller simply tried.
One-beds lead, and that is the useful detail
One-bedroom apartments took 1,236 of the recorded sales, studios 1,063 and two-bedroom apartments 574.
Plenty of high volume Dubai areas at this price are studio led. This one is not. The one-bed is the workhorse here, which points at an occupant profile of couples and single professionals who want a separate bedroom rather than the cheapest entry ticket. For a landlord that usually means longer tenancies and less churn, though you should verify it in the actual building rather than assume it from the area.
Two-bed volume at 574 sales is thinner. That does not make a two-bed a bad buy, it makes it a slower one. Fewer comparable sales means valuation arguments take longer and buyers have less to anchor on. Price accordingly and give yourself a longer selling window.

Where these numbers stop being useful
Area figures qualify a community. They do not underwrite an apartment.
Inside these 2,943 sales sit strong buildings and weak ones, reasonable service charges and painful ones, developers who deliver on time and developers who do not. A median flattens every one of those differences into a single number. It cannot see the chiller billing arrangement, the state of the reserve fund, or the fact that the tower next door hands over the month after yours.
Use the area data to decide where to look. Use a specific underwrite to decide what to pay.
