Overview
Arjan recorded 3,187 registered apartment sales over the last 12 months, and 54.8% of them were off-plan. That is close to an even split between developer stock and completed resale, which is rare in a high volume Dubai community. It should change how you shop here.
Depth decides your exit, not your entry
Most buyers read a price and stop reading. Price tells you what you pay. Transaction count tells you whether you can leave.
3,187 registered sales in twelve months means the buyer pool in Arjan is deep and it is active right now. When you come to sell, you are not waiting for a rare buyer to walk in. You are joining a market where registered sales run into the thousands over a single year.
Thin markets punish sellers. Where an area sees a handful of sales a year, one neighbour who has to sell quickly sets the price for everybody else, and you either match him or you wait. In a market this busy, a single cut price listing does not define the community. That is the practical value of depth, and for someone buying one apartment it matters more than any headline yield.
These are registered Dubai Land Department transactions, filed after money moved. They are not listings and not asking prices. A listing is somebody's opinion of value. A registered sale is what a real buyer actually paid.
Price and size, read together
The median registered sale was AED 895,000. Half of Arjan's qualifying transactions landed below that figure and half above it. The median unit measured 65.9 square metres.
Take those two numbers as a pair. A median of AED 895,000 at that size describes a compact, mid market apartment. If a broker shows you an Arjan unit priced well above the median, the unit has to justify the gap: more space, a completed building, a lower service charge, a specific view. Sometimes the justification is real. Often the seller is simply asking.
Studios and one-beds run neck and neck
Studios accounted for 1,272 of the recorded sales and one-bedroom apartments for 1,247. Two-bedroom apartments accounted for 475.
That mix has a direct consequence for you. Buy a studio in Arjan and your future buyer picks from a very large pool of near identical stock, so your unit has to win on floor, layout, condition and price. Buy a two-bed and you sit in a smaller pool, with fewer sellers competing against you but also fewer buyers shopping. Neither is the right answer on its own. Choose the trade-off on purpose rather than by accident.

What community figures cannot do
These numbers frame the area. They do not price your apartment.
Two units in the same Arjan tower can differ sharply on service charge, floor, orientation, chiller billing, payment terms and how badly the seller needs the money. The median above covers every building in the community, the good ones and the ones you should walk away from.
Use it to decide whether Arjan belongs on your shortlist. Do not use it to decide whether one specific apartment is worth what the agent is asking.
