Negotiation support

When you make an offer through our platform, your Oliva advisor actively supports you in the negotiation process. For resale properties, negotiation is more common with typical discounts ranging from 0% to 10% depending on market conditions, seller motivation, and property specifics. For off-plan properties, especially in high-demand developments, negotiation is very difficult or impossible. However, developers may offer payment plan flexibility, waiver of fees, upgrades, or post-handover payment plans.

Important: We always try our best to negotiate favorable terms, but we cannot guarantee discounts. Dubai's competitive real estate market, especially for premium off-plan properties, often leaves little room for price negotiation.

How we select properties for you

At Oliva, we take property selection seriously. Our process is designed to provide you with carefully vetted options while maintaining full transparency about our role as a brokerage, not an investment advisor.

Our Selection Process

  • Partner Network: We work with over 400 vetted developer and seller partners across Dubai, giving us access to a comprehensive range of properties across all price points and locations.
  • Rigorous Screening: From the thousands of available properties, we conduct detailed analysis to identify those that match your stated investment profile, including location preferences, budget range, property type, and timeline.
  • Curated Recommendations: Each week, your dedicated advisor hand-selects just 3 properties (approximately 1% of available options) that best align with your profile. This ensures quality over quantity.
  • Financial Analysis: Every recommended property includes comprehensive financial indicators (see Section 7) so you can evaluate the opportunity based on objective data.
  • No Favoritism: Our property selection is based solely on your stated criteria, NOT on the commission or incentives we receive from developers. We disclose all incentives upfront (see Section 3.4 and 3.5).

Important: Oliva is a licensed real estate brokerage, NOT an investment advisor. While we provide property information and financial analysis to help you make informed decisions, we do not assess the suitability of any investment for your personal circumstances. All investment decisions are yours alone. We strongly recommend consulting with independent financial, legal, and tax advisors before making any property investment.

Developer incentive disclosure

In the spirit of full transparency, we disclose that for off-plan sales, Oliva receives commission and incentives from developers, typically around 2% of the purchase price (this varies by developer and project). We may also receive additional incentives for meeting sales targets.

These incentives include: standard commission payments, bonus payments for volume, developer marketing support, payment plan waivers for clients, and promotional offers. The specific incentive structure varies by developer and project.

How This Affects You: Developer incentives allow us to offer off-plan properties to buyers at NO commission cost. However, it is important you understand this relationship exists. We mitigate any potential conflict of interest by:

  1. Presenting properties based solely on your stated criteria, not incentive levels;
  2. Disclosing the specific incentive arrangement for any property before you commit; and
  3. Providing objective financial analysis on all properties regardless of incentive structure.

Important: We will always disclose the specific incentive arrangement for any property before you make a purchase decision. Transparency builds trust, and trust is the foundation of our business.

Mortgage broker referral disclosure

In the spirit of full transparency, we disclose that when we refer you to our mortgage broker partners for financing, Oliva may receive a referral fee, typically around 0.25% to 0.5% of the loan amount (this varies by partner).

How This Affects You: This referral fee is paid by the mortgage broker, NOT by you. It does not affect your interest rate, loan amount, or fees. Mortgage pricing in the UAE is regulated by the Central Bank and cannot be altered based on referral arrangements.

Our Commitment: We partner with multiple licensed mortgage providers to offer you competitive options. We are not exclusive to any single lender and will present you with options from different providers so you can compare. Oliva is NOT a mortgage broker and does NOT provide mortgage advice. We facilitate introductions only.

Important: We will always disclose if a referral arrangement exists before introducing you to any financing partner. You are free to arrange your own financing independently if you prefer.
