Oliva is a real-estate brokerage and a real-estate-data-and-software business. A high Oliva Score does not mean a property is right for you. A low score does not necessarily mean a property is a poor investment. The score reflects algorithmic analysis of available data points and may not capture every factor relevant to your specific situation. Scores refresh on a regular cadence but depend on data that may have inherent delays, gaps, or inaccuracies from source systems.

Oliva Brokerage operates independently from the property developers whose projects are listed on the Platform. While developers pay our brokerage commission on off-plan sales, the Oliva Score is calculated using algorithmic analysis of data from independent sources and is not influenced by the commission arrangements we have with any developer.
Projects are presented based on your stated search criteria and preferences. We do not prioritize or suppress listings based on our commercial relationships. Where a developer offers us a promotional incentive beyond standard commission, this is disclosed before you commit.
We earn commission from developers on off-plan transactions, and this creates an inherent commercial interest in facilitating sales. Always conduct your own due diligence.
Commission disclosure. When you buy a property through Oliva, the developer pays Oliva Brokerage a commission, typically between 1 and 2 percent of the purchase price. You do not pay this commission. Scoring on the Platform is algorithmic and is not contingent on commission: the Oliva Score and pricing verdicts do not change based on what any developer pays us. You can verify Oliva Brokerage under RERA Brokerage Registration Number 1573501 on the Dubai Land Department public register.
The Platform may contain links to third-party websites, content from external sources, and information provided by developers, sellers, and other third parties. We do not control, endorse, or assume responsibility for any third-party content, websites, services, or information.
Accessing third-party links is at your own risk. Third-party websites operate under their own terms and privacy policies. We are not responsible for the availability, accuracy, or content of external resources.
Developer marketing materials, brochures, and presentations displayed on the Platform are provided by the respective developers. Oliva does not warrant the accuracy of developer-provided information.
Capital at risk. All property investments carry significant risk. Your capital is at risk. You may lose some or all of your investment. Past performance is not a reliable indicator of future results. Rental yields and capital appreciation are not guaranteed.
Key risks include but are not limited to: property-value declines, market oversupply, economic downturns, interest-rate increases, illiquidity, inability to sell at your desired price or timeline, rental-income shortfalls, tenant default, developer default and construction delays (off-plan), currency movements, regulatory changes, and tax-law changes.

To the maximum extent permitted by applicable law, Oliva, its directors, officers, employees, agents, and affiliates shall not be liable for any direct, indirect, incidental, consequential, special, punitive, or exemplary damages arising from or related to:

Nothing in this Disclaimer excludes liability for fraud, gross negligence, willful misconduct, breach of confidentiality, breach of data-protection obligations, intellectual-property infringement, or any liability that cannot be lawfully excluded under UAE or US law.
Statutory obligations. The limitations in this section do not affect Oliva's non-waivable statutory obligations under PDPL, AML/CFT laws, UAE corporate-tax law, RERA Bylaw 85, or any other applicable regulation. Liability caps do not apply to fines, penalties, or orders imposed by competent regulatory authorities.
We make reasonable efforts to keep the Platform available and functioning correctly, with a target service availability of 99.5%. We do not guarantee uninterrupted, timely, secure, or error-free access. The Platform may be temporarily unavailable due to scheduled maintenance, updates, or technical issues beyond our control.
We reserve the right to modify, suspend, or discontinue any part of the Platform at any time without notice. We are not liable for any loss or inconvenience arising from Platform unavailability.
All prices, fees, charges, and other figures on the Platform are provided on an indicative and non-binding basis unless otherwise stated. Third-party fees imposed by developers, government authorities, banks, and other parties may change at any time.
This Disclaimer follows the same split governing-law structure as the Terms of Service: Delaware law for SaaS-related matters, UAE law for brokerage-related matters, and UAE law for general application of this Disclaimer. Disputes are resolved in accordance with the dispute-resolution provisions in the Terms of Service.
If any provision of this Disclaimer is found to be invalid or unenforceable, the remaining provisions continue in full force and effect.
