How It Works

Do I actually own the property?

Yes, you own it completely. The property title is registered in your name at Dubai Land Department. Oliva manages operations, tenants, and maintenance but you retain full ownership and can sell anytime.

How much do I need to invest?

Properties start from $125,000 (studios). You'll need 25% down payment plus 4–6% in regulatory fees. Oliva guides you through financing options with our lending partners.

What about security? How is my money protected?

We're licensed by Dubai RERA (License 1573501). Your funds sit in escrow accounts controlled by Dubai Land Department. Money releases only when milestones are met and independent inspectors verify quality. Every transaction is documented and auditable.

Is this for me? Who can invest?

Yes. Investment is open to all nationalities. The entire process is digital: property viewing, contracts, everything. We can arrange in-person visits if you prefer.

Can I sell whenever I want?

Yes. You can sell your property anytime. You own it completely. Oliva can help with resale management if needed, but the decision is entirely yours.

Can real estate investment help me get a visa or residency?

Yes. Properties from $205,000 (AED 750,000) qualify for a 2-year Investor Visa. For a 10-year Golden Visa, you can invest the full amount or put 20% down on qualifying high-value properties. Oliva guides you through the entire visa application process.
