What is Freehold?
Property की outright ownership, land और building दोनों पर perpetual rights।
Description
Freehold ownership grants the owner absolute and indefinite rights to a property and the land beneath it. Unlike leasehold, where ownership reverts to the freeholder after the lease term, freehold ownership never expires. The owner can sell, lease, mortgage, renovate, or pass the property to heirs without restrictions (subject to local regulations).
Dubai introduced freehold ownership for foreign nationals in 2002 through Regulation No. 3 of 2006 (Building Ownership Regulation). Over 50 designated freehold areas now allow non-GCC nationals to purchase property outright. Major freehold zones include Dubai Marina, Downtown Dubai, Palm Jumeirah, JLT, Business Bay, Arabian Ranches, and Dubai Hills Estate.

How to interpret
Freehold ownership is the gold standard for property investment because it provides the most complete set of rights without time limitation. There are no concerns about lease expiry, no restrictions on how you use or transfer the asset, and no dependency on a third-party freeholder whose interests may diverge from yours. For international investors, freehold in a well-regulated jurisdiction combines these rights with access to an independent legal system.
The permanence of freehold ownership also makes it the most financeable form of property interest. UAE banks will mortgage freehold property at standard LTV ratios. Leasehold and other partial interests face more restricted financing options. This liquidity advantage supports both acquisition financing and future refinancing or equity release.
दुबई मार्केट संदर्भ
Dubai's decision to allow foreign freehold ownership was transformative. It opened the market to international capital and created the property boom that defines modern Dubai. The distinction between freehold and non-freehold areas remains critical. Properties in freehold zones trade at premiums because they offer full ownership rights to any nationality, whereas non-freehold areas are limited to GCC nationals.
