The short answer
AED 1 million buys a studio of just under 400 square feet, or a compact one-bedroom in a cheaper corridor. AED 1.5 million buys a proper one-bedroom of around 770 square feet. AED 2 million buys a large one-bedroom or an entry two-bedroom at about 920 square feet. AED 2.5 million buys a two-bedroom of roughly 1,240 square feet, or a three-bedroom if you go far enough out.
Those are medians from 115,472 registered apartment sales at or under AED 2.5 million in the 12 months to 23 August 2026, per DLD-derived transaction data. Every figure below is a registered clearing price, not an asking price.

The counterintuitive line in that table is price per square foot. It is almost identical in the first two bands (AED 1,594 and AED 1,561) and then climbs 49 per cent by the top band. Moving from AED 1 million to AED 1.5 million buys you space at the same rate. Moving from AED 1.5 million to AED 2.5 million buys you location, and you pay for it by the foot.
AED 1 million or less: 47,854 sales
This is the largest band in Dubai residential, at 41 per cent of all sub-AED-2.5M apartment sales. It is overwhelmingly a studio market: 35,253 studios against 11,570 one-bedrooms.

The rate inversion is the point. A studio in this band costs AED 1,720 per square foot; a one-bedroom costs AED 1,145. Buyers pay a heavy premium per foot for the small ticket, because small tickets are what the off-plan market is built to sell. If you can stretch the total, the one-bedroom is better value per foot inside the same budget.
Highest-volume areas: Madinat Al Mataar (6,131 sales, 368 sqft median), JVC (4,269, 428 sqft), Dubai Land Residence Complex (3,313, 440 sqft), Majan (2,687, 375 sqft), Wadi Al Safa 4 (1,595, 340 sqft) and JVT (1,560, 424 sqft).
AED 1M to 1.5M: 35,980 sales
The one-bedroom band. 26,771 of the sales in this range were one-bedroom units at a median of 772 square feet and AED 1,561 per square foot. Two-bedrooms appear in volume for the first time at 4,589 sales, median 1,132 square feet and AED 1,185 per square foot, which is less than half the rate paid for studios in the same band.

Anyone paying AED 1 million or more for a studio is paying AED 2,808 per square foot, which is above the Business Bay area median. That trade only makes sense for a specific central address, and 4,443 buyers made it.

AED 1.5M to 2M: 18,840 sales
The crossover band. One-bedrooms still lead at 9,751 sales, but two-bedrooms are close behind at 7,660, and the median size jumps to 916 square feet overall.

The choice here is stark and quantified: a one-bedroom at AED 2,188 per square foot in a better location, or a two-bedroom at AED 1,429 per square foot and 53 per cent more space. On rent cover the two-bedroom loses, since gross rent to price runs about 6.4 per cent on one-bedrooms against 5.8 per cent on two-bedrooms across comparable areas.

AED 2M to 2.5M: 12,798 sales
The smallest of the four bands and the most expensive by the foot, at a median of AED 2,321 per square foot. Studios have effectively vanished at 51 sales. Three-bedrooms appear properly for the first time at 968 sales and 1,697 square feet.

This is also the band where the AED 2 million Golden Visa threshold pulls buying behaviour, which is part of why one-bedroom volume holds up at AED 2,740 per square foot. If the visa is the objective, a three-bedroom at AED 1,339 per square foot clears the same threshold with 111 per cent more floor area.

The pattern across the four bands
Space per dirham peaks in the AED 1M to 1.5M band and deteriorates from there. Off-plan share sits at 82 per cent in the top three bands, so most of these prices are launch prices with a delivery date, not prices you can rent against next month. And the dominant unit type steps up only once across the whole range, from studios below AED 1 million to one-bedrooms above it, with two-bedrooms closest behind in the AED 1.5M to 2M band at 7,660 sales against 9,751.
