What to verify before committing
Escrow. Off-plan payments must go to the project's registered escrow account under Dubai Law No. (8) of 2007. Check the account against the DLD project registration, never against an account number supplied only in a sales email.
Oqood. Confirm the sale contract is registered with DLD through Oqood after booking. That registration is the record of your interest in an off-plan unit.
Handover date. December 2027 is the stated handover. Get it into the SPA with any permitted extension period and the remedies if it slips, then cross-check project status and completion percentage through Dubai REST.
The 35 percent tranche. The after-booking milestone has no published timing. Establish in the SPA whether it is date-linked or construction-linked, and over what period it is collected.
