Cada comunidad de Dubái en Oliva se puntúa en las cuatro métricas que mueven el retorno a largo plazo: volumen de transacciones, plusvalía a 12 y 36 meses rolling, rentabilidad bruta de gestión y pipeline de oferta como % del stock existente. Los números vienen del registro DLD; solo ajustamos outliers verificables.
La lista de abajo recoge cada zona con al menos una transacción verificada en los últimos doce meses. Pinchando en cualquier zona ves el histograma de transacciones, el pipeline activo, los colegios y clínicas a quince minutos en coche, y el split de rentabilidad entre corto y largo plazo. Las comunidades con baja confianza llevan flag visible para descontar la cifra de cabecera cuando toque.
Las fronteras de zona siguen el registro oficial del DLD, no los nombres de marketing de las promotoras. Si un proyecto se vende en una comunidad por marketing pero registra transacciones en otra, la página muestra ambas etiquetas y te lleva al nombre registrado. Ningún ranking de esta página es pagado o patrocinado.
